Camden County Leads Philadelphia Metro Region in July 2026 Home Sales Growth (Featured)

CAMDEN COUNTY, N.J. — Camden County posted the strongest year-over-year increase in closed home sales among the local markets in the Philadelphia metro area in July 2026, according to housing market statistics from Bright MLS.

The South Jersey county recorded 535 closed sales during July, an 18.9% increase compared with July 2025. That was the largest percentage gain among the counties included in the July Bright MLS regional market data.

For people considering a move to New Jersey, the numbers offer another indication of the level of activity taking place in Camden County's housing market.

Camden County Home Sales Jump Nearly 19%

Camden County's 18.9% year-over-year increase significantly outpaced the Philadelphia metro area overall.

Across the broader Philadelphia metro, 6,436 homes closed in July 2026, representing a 6.1% increase from the previous July.

Other New Jersey counties included in the Bright MLS report posted mixed results:

  • Camden County: 535 closed sales, up 18.9%
  • Burlington County: 544 closed sales, up 15.3%
  • Mercer County: 344 closed sales, down 0.6%
  • Gloucester County: 303 closed sales, down 4.1%

The numbers make Camden and Burlington counties two notable areas of increased sales activity on the New Jersey side of the Philadelphia metropolitan region.

Camden County Median Home Price Reaches $385,000

Sales weren't the only Camden County housing indicator to increase.

The county's median sales price reached $385,000 in July 2026, a 6.9% increase from July 2025. That was also the strongest year-over-year median-price increase among the local markets included in the data.

By comparison, Burlington County's median price reached $435,000, up 4.8%, while Mercer County's $565,000 median represented a 6.6% increase. Gloucester County's median price remained unchanged year over year at $400,000.

The Philadelphia metro area's overall median sales price was $430,000, up 2.4% from July 2025.

That means Camden County's median was $45,000 below the metro-wide medianin July, despite its relatively strong annual price growth.

Homes Took a Median of 16 Days to Sell

Camden County homes that sold during July spent a median of 16 days on the market, one day longer than during July 2025.

That compares with 17 days in both Burlington and Mercer counties and 16 days in Gloucester County.

The Philadelphia metro's median was 13 days, one day longer than a year earlier.

For prospective buyers, days on market can provide useful context about the pace of a local housing market. A 16-day median indicates that many properties moving to closing in Camden County were still finding buyers relatively quickly.

Camden County's July performance is particularly noteworthy because both transaction volume and home prices increased substantially from a year earlier.

Neighboring Burlington County recorded 544 closed sales, up 15.3% year over year, giving it slightly more transactions than Camden County during the month.

Its median sales price of $435,000 was up 4.8%, while homes spent a median of 17 days on the market.

Together, the Camden and Burlington County numbers show increased year-over-year transaction activity across two major South Jersey housing markets.

A Housing Market for Relocators to Watch

A single month does not establish a long-term housing trend, and prospective buyers should consider inventory, mortgage rates, property taxes, municipality-level pricing and other factors when evaluating where to purchase a home.

Still, the July 2026 Bright MLS numbers give people considering a move to New Jersey an important snapshot of current market activity.

With closed sales up 18.9% and the median sales price up 6.9% from July 2025, Camden County stood out as one of the Philadelphia region's most active housing markets for year-over-year growth in July.
